SPECIFICATIONS

 

Flooring        

  • The flooring in living, dining, bedrooms and kitchen will be of vitrified tiles. The flooring in the toilets, balconies and wash areas will be of first quality anti skid ceramic tiles. 

Note : Size,   Color  and  brand  will  be of  our  choice depending  on  bulk  availability.

 

Wall Tiling 

  • Kitchen will have first quality ceramic wall tiles for 2 feet above the platform.
  • Toilet will have first quality ceramic wall tiles for full height from floor level.
  • Service areas will have ceramic tile for 4 feet height. 

Note : Size,   Color  and  brand  will  be of  our  choice depending  on  bulk  availability.

 

Kitchen Platform & Sink

  • Kitchen platform will be provided with black granite.
  • Kitchens will have Stainless sink without a drain board.
  • One loft of RCC will be provided in the kitchen. 

Doors / Windows / Ventilators

  • Main door frame and shutters will be made of teak wood
  • Bedroom doors will be made of teak wood frame with panelled shutters.
  • Toilet doors will be made of teak wood frame with panelled shutter. One side of the door will have PVC lamination for suitable height.
  • French doors will be made of anodised Aluminium frame and shutters with glass of suitable size.
  • Windows will be of swing/sliding type with anodized aluminium.
  • Ventilators will be of Aluminium.

Painting Finishes 

  • Living-dining and bedroom walls will be coated with putty and finished with emulsion paint.
  • Ceilings will be coated with putty and finished with    OBD.
  • Main door will be of Melamine finish.
  • All other doors will be finished with enamel paint.
  • Windows and Ventilator grills will be finished with enamel paint.

Note: The color of the paint wherever not mentioned will be as per our choice.

Fixing of grills outside on balconies for flats A,P,H,I in block 1 and flats A,B in block 2 will not be permitted under any circumstances.

 

Electrical 

  • Three-phase supply with concealed wiring will be provided. The actual supply will be single or three phase based on the TNEB rules and regulations at the time of energizing the complex. 
  • Modular switches of  ANCHOR ROMA (or) equivalent will be provided.
  • Separate meter will be provided for each flat in the main board located outside the flat at the place of our choice.
  • Common meters will be provided for common services in the main board.
  • A/C provision will be provided in the master bedroom and only pipe provision will be provided in the second bedroom.
  • 15A plug points will be provided for Fridge, Washing machine and geyser in toilets.
  • The wiring for 5A points will be of 1.5 sq.mm rating adequate for equipments of capacity of 750W and 15A points will be of 2.5 sq.mm rating adequate for equipments of capacity of 1500W. AC wiring will be of 4 sq.mm which can take up a capacity of 2 tonnes. 

TV and Telephone Cable

  • TV and Telephone points will be provided in Living and master bedroom.
  • The cables for TV and Telephone will be provided at a suitable location in living.

Plumbing & Sanitary 

  • All toilets will be provided with European water closet
  • Attached toilet of master bedroom will be provided with colour sanitary matching to tile.
  • Dining will be provided with washbasin.
  • Jaquar fittings wil be provided in the toilets.
COMMON AMENITIES
  • An overhead tank of required capacity will be provided for bore well and metro water.
  • Deep bore wells will be provided. The depth will be decided by us based on the yield.
  • One lift/core of Johnson or equivalent make will be provided.                                   
  • One sump of required capacity for metro water will be provided.
  • Covered and open car park will be provided at extra cost.
SALIENT FEATURES
  • Swimming pool will be provided.
  • Recreational area and health club with steam, Jacuzzi and a gymnasium will be provided.
