Flooring        

a)     Vitrified tiles, the revolutionary new generation tiling,   for living, dining, bedrooms, and kitchen. The flooring in balconies, toilets & wash area will be laid with elegant looking anti skid ceramic tiles.

Note : Size,  Color  and  brand  will  be of  our  choice depending  on  bulk  availability.

Wall Tiling

a)     Kitchen is designed to complement the decor with ceramic wall tiles for 2 feet above the platform.

b)     Toilet to create a world of your own will have ceramic wall tiles for 7 feet height

c)     Service areas will have ceramic tile for 4 feet height.

Note : Size,   Color  and  brand  will  be of  our  choice depending  on  bulk  availability.

Kitchen Platform & Sink

a)     Kitchen platform of size 8’ x 2’ of black  granite, blending beauty with hardness.

b)     Kitchens will have granite sink/porcelain sink coupled with functional utility of design and aesthetics .

c)    R.C.C loft will be provided in kitchens.

Doors / Windows / Ventilators

a)     Main door frame of teak wood exotically styled adding elegance to your entrance  with paneled skin door shutters

b)     Bedroom doors complementing the finest of interiors will Have country wood frame with panelled skin shutters.

c)     Toilet doors will be made of country wood frame with flush shutter. One side of the door will have PVC lamination for suitable height or sintex PVC doors or equivalent.

d)     French doors of Aluminium frame and glass shutters switch you to a whole new experience to outside world.

e)     Windows will be of swing/sliding type with anodized aluminium.

f)       Ventilators will be of Aluminium.

Note : Grill fixing for balconies facing road  O.S.R ,landscaped area and swimming pool will not be entertained.

Painting Finishes

a)     All walls except kitchen, service, balconies and toilets will be coated with putty and finished with emulsion paint invite attention and create a lasting impression  

b)     Ceiling will be finished with Ultra white paint.

c)     External walls will be finished with Supercem cement paint or equivalent.

d)     Main door will be of Melamine finish.

e)     All other doors will be finished with enamel paint.

f)       Windows and Ventilator grills will be finished with enamel paint.

Note: The color of the paint wherever not mentioned will be as per our choice.

Electrical

a)     Three-phase supply with concealed wiring will be provided. The actual supply will be single or three phase based on the TNEB rules and regulations at the time of energizing the complex.

b)     Separate meter will be provided for each flat in the main board located outside the flat at the place of our choice.

c)     Common meters will be provided for common services in the main board.

d)     A/C provision with electrification will be provided in the master bedroom and only pipe provision will be given in the second bedroom.

e)     15A plug points will be provided Fridge, Washing machine and geyser in toilets.

f)       The wiring for 5A points will be of 1.5 sq.mm rating adequate for equipments of capacity of 750W and 15A points will be of 2.5 sq.mm rating adequate for equipments of capacity of 1500W. AC wiring will be of 4 sq.mm which can take up a capacity of 2 tonnes.

g)     Standby generator for lift and common lighting will be provided.

TV and Telephone Cable

a)     TV and Telephone points will be provided in Living and master bedroom.

b)     The cables for TV and Telephone will be provided at a suitable location in living.

Plumbing & Sanitary

a)     All toilets  will be provided with  EWC

b)     Pedestal washbasin of color matching to tile in the master  bed room toilet

c)     Dining will be provided with washbasin without counter.

d)     High quality chromium plated fittings will be provided in Toilets.
