    Following are the specifications for ‘JAINS ADVAIT’ at Pammal, Chennai.


    1. TILING


    1.1 FLOORING


    a. Living and dining – 2’ x 2’ vitrified tiles.

    b. Bedrooms, kitchen & other areas – 2’ x 2’ vitrified tiles.

    c. Balconies & utility area - Anti-skid ceramic tiles.

    d. Toilets – Anti-skid ceramic tiles.


    1.2 DADOING


    a. Kitchen – will have first quality ceramic wall tiles up to 2’ above the platform.

    b. Toilet - ceramic tiles for 7 feet height from the floor level.

    c. Utility areas - ceramic tiles for up to 4’0” feet height from floor level.


    2. KITCHEN


    a. Black granite of size 8’ x 2’ for work top, RCC platform will not be provided.

    b. Porcelain sink/Stainless steel sink without a drain board will be provided.

    c. One loft of RCC will be provided.




    a. Main door

     Size – 3’6” x 7’0” with teakwood frame.

     40mm thick, both side teak veneered moulded panel door with PVC lipping all around.

     UV lacquer polishes on both sides and designer hardware of reputed make shall be done.


    b. Bedroom doors will be made of teak wood frame with skin shutters and designer hardware of reputed make.

    c. Toilets doors will be made of teak wood frame. Skin shutter on one side and PU coated (for full length) on other side.

    d. UPVC French doors with sliding shutters without grill will be provided.

    e. UPVC Windows with sliding shutters for all windows & Anodized aluminum Ventilators will be provided.

    NOTE: Grill fixing for balconies facing ROAD, O.S.R, and LANDSCAPED AREA will not be entertained.



    a. All internal walls will be coated with smooth putty and finished with ICI / Asian emulsion paint.

    b. All external walls will be finished with ICI/Asian/Equivalent paint.

    c. Ceilings will be finished with OBD.

    d. M.S. grills aesthetically designed & fixed to wall will be finished with enamel paint.




    a. Three-phase supply with concealed wiring will be provided. However the services connection shall be from TNEB based on the rules and regulations at the time of energizing the complex.

    b. Separate meter will be provided for each flat, and the main board will be located outside the flat at the suitable place suggested by architects.

    c. Separate meter will be provided for common services in the main board.

    d. Split A/C provisions with electrifications will be provided for all bedrooms.


    e. 15A plug points will be provided for refrigerator, washing machine & geyser in toilets.


    f. Exhaust fan provision for kitchen and toilets will be provided.

    g. The wiring for 5Amps points will be of 1.5sqmm rating adequate for equipments of capacity of 750W and 15A points will be of 2.5sqmm rating adequate for equipments of capacity of 1500W. AC wiring will be of 4sqmm which can take up a capacity of 2 Tones.

    H. Power back up for the minimum essential points in common area and change over (EB/DG) will be provided.




    a. Concealed TV and Telephone points will be provided in Living and all bedrooms.

    b. The cables for TV and Telephone will be provided from a common junction point.




    a. All sanitary wares in ceramic of superior brands will be provided.

    b. All plumbing CP fittings of superior brands will be provided.

    c. High quality wall mounted WCs.




    a. An overhead tank of required capacity will be provided for bore well and metro water.

    b. Deep bore wells will be provided. The depth will be decided by us based on the yield.

    c. Lifts of FUJITEC / SCHINDLER / OTIS / JOHNSON or equivalent make will be provided.

    d. Sump of required capacity of water will provided.




    a. The entrance pathway to the apartment lobbies will be paved with natural pavers or granites.

    b. Ground floor lobby will be of marble / granite flooring.
