  • 1.0 General Specifications

    1.1    Flooring:

    A) The flooring in living, dining, bedrooms and kitchen will be of vitrified tiles with spacer. The flooring in balconies, toilets and wash area will be of first quality anti skid ceramic tiles with spacer. Note: Size, colour, and brand will be of our choice depending on bulk availability.

    1.2    Wall Tiling

    a)    Kitchen will have first quality ceramic wall tiles with spacer for 2 feet above the platform.
    b)    Toilet will have first quality ceramic tiles with spacer for 7 feet height from floor level.
    c)    Service areas will have ceramic tile with spacer for 3 feet height.

    1.3    Kitchen

    a)    Black granite of size 8`* 2` (or) 10`*2` will be provided
    b)    Porcelain sink/ stainless sink without drain board will be provided.
    c)    One loft of RCC will be provided.

    1.4    Doors/ Windows/ Ventilators

    a)    Main door frame will be made of teak wood frame with panelled skin door shutter.
    b)    Bedrooms doors will be made of country wood frame with panelled shutters.
    c)    Toilet doors will be made of country wood frame with flush shutter. One side of the door will have PVC lamination for suitable height or Sintex PVC doors or equivalent.
    d)    French doors will be made of Aluminium frame with glass of suitable size.
    e)    Ventilator will be of Aluminium.

    1.5    Paining finishes

    a)    All walls except kitchen, service, balconies, and toilets will be coated with putty and finished with emulsion paint.
    b)    Ceilings will be finished with ultra white paint.
    c)    External walls will be finished with supercem cement paint or equivalent.
    d)    All doors will be finished with enamel paint.
    e)    Windows and ventilators grills will be finished with enamel paint.
    Note: The colour of the paint wherever not mentioned will be as per your choice.

    1.6    Electrical

    a)    3- Phase supply with concealed wiring will be provided. The actual supply will be single or three phase based on the TNEB rules and regulations at the time of energising the complex.
    b)    Separate meter will be provided for each flat in the main board located outside the flat at the pace of your choice.
    c)    Common meters will be provided for common services in the main board.
    d)    AC provision with electrification will be provided in the master bedroom and only cut out with pipe provision will be given in the other bedrooms.
    e)    15A plug points will be provided Fridge, washing machine and geyser in toilets.
    f)    The wiring 5A points will be of 1.5 Sq.mm rating adequate for equipments of capacity of 750W and 15A points will be of 2.5 sq.mm rating adequate for equipments of capacity of 1500W. AC wiring  will be of 4 sq.mm which can takeup a capacity of 2tonnes.
    g)    Standby generator for lift and essential common lightings will be provided.

    1.7    TV and telephone cable

    a)    TV and telephone points will be provided in living and master bedroom.
    b)    The cables for TV and telephone will be provided at a suitable location in living.

    1.8    Plumbing and sanitary

    a)    All toilets will be provided with European water closet.
    b)    Dining will be provided with washbasin.
    c)    High quality chromium plated fittings will be provided in toilets

    1.9    Common amenities

    a)    An overhead tank of required capacity will be provided for boar well and metro water.
    b)    Deep boar wells will be provided. The depth will be decided by us based on the yield.
    c)    One lift/block of Johnson or equivalent make will be provided
    d)    Sump of required capacity for drinking water will be provided.
    e)    Car parks will be provided at extra cost.

    1.10    Salient features

    a)    Landscaped pathway will be provided to enhance the appearance of the main entrance to the apartment.
    b)    The entrance pathway to the apartment will be paved with natural pavers.
    c)    Ground floor will be of granite tiles.
    d)    Recreational area will be provided.
